Older ranch homes across The Village

The Village is its own city with its own charter, tucked between Oklahoma City and Nichols Hills. That means the City of The Village sets the rules for a house here, even when your street looks like it runs straight on into Oklahoma City. We're an insulation contractor based in Norman, OK, and we work in many cities around Oklahoma City, from Warr Acres to Edmond.

A lot of the houses here are older single-story ranches. Some are lived in by their owners and some are rentals, and they're the kind I spent years crawling through doing upkeep for a property management company. In houses that age, the attic insulation has usually settled thin and been pushed aside around can lights, pipes and the hatch. The ductwork often runs through that same hot attic, so the bedrooms bake in July while the thermostat insists everything's fine. What moves the price is what's already up there and how many gaps need closing. The schedule turns mostly on whether old material has to come out first, and your written estimate spells both out.

Our services in The Village, OK

  • Older attics here tend to have open gaps around can lights, plumbing pipes and the hatch, and air from the rooms below leaks straight up through them. We close those gaps before any insulation goes down, because insulation over a draft works about as well as a sweater with the window open.

  • When the old fill has settled down to a few inches, the room under it runs hot all summer and the power bill shows it. We blow in loose fill through a hose to an even depth, keep it full out to the edges and keep it clear of the eave vents so the attic can still breathe.

  • In older houses and rentals we often find insulation that a roof leak soaked years ago or that's packed with droppings, and new material laid on top just buries the problem. We clear that out and clean up before anything new goes in.

  • Some of the older houses here have little or nothing in the outside walls, and you feel it as a cold strip along the wall nearest the bed or the couch. We fill those walls through small holes and patch them afterward, so nobody has to tear out drywall.

  • Spray foam suits the houses here where the attic holds the ductwork or there's no room to lay loose fill, like a low ceiling over an old addition. We spray it under the roof or into the tight spots, and it seals air as it insulates.

  • The small offices and shops around The Village tend to be older buildings with tired insulation over a low or flat roof. We handle commercial insulation for those buildings too, and we plan the work around when you're open.

What happens after you call us from The Village

  1. Call or send a message

Tell us what you've noticed, like a hot bedroom, cold floors or a power bill that keeps climbing. We get back to you and set a time for me to come out.

  2. I walk your attic first

I go through the attic or crawl space myself, take photos and show you what I find before I suggest any work. You get it written up, so you can set it next to anyone else's estimate.

  3. We fix, seal, then insulate

A crew I've trained clears out whatever has to come first, closes the gaps and then puts in the insulation. We go in that order because new insulation can't fix a leak it's sitting on top of.

  4. I check the finished work

I go back up and check the job against what we agreed on before we call it done. I'll show you what's up there now, so the next time someone offers to sell you more insulation, you'll know whether you need it.

The Village insulation questions answered

Do I need a permit to add insulation to my house in The Village?

The city requires a building permit from its building inspector before anyone alters or improves a building in The Village, so we ask the city whether your insulation job falls under that before we start. The Building & Code department says it helps applicants understand the requirements, and the building inspector's line is 405-751-0493. When your job calls for a permit, we pull it or walk you through getting one.

Who has to register with The Village to do electrical or mechanical work?

Electrical contractors and journeyman electricians register with the city clerk before they work in The Village. Mechanical contractors, journeymen and apprentices also register with the city and pay a fee to the clerk, and those registrations run until June 30 each year. That comes up on an insulation job when a bath fan, a can light or a duct has to be moved. The state license for those trades comes from the Oklahoma Construction Industries Board, which keeps a license inactive until it has proof of a $5,000.00 corporate surety bond and at least $50,000.00 in commercial general liability insurance.

How much does it cost to insulate an attic in The Village, OK?

Your cost comes from the written estimate I give after I've been up in your attic, and the biggest choice that moves it is spray foam versus sealing the gaps and topping up with blown-in fill. Foam costs more because it seals and insulates in one step. In a ranch house here, sealing and topping up usually wins, unless your ductwork lives in the attic, where foam can be worth the extra.

How long does attic insulation take, and when can my family and pets go back inside?

Most of the time in your attic depends on whether old material has to come out first, and with blown-in fill you can usually stay home the whole time, since there's nothing to cure. Spray foam is different. The foam maker sets a re-entry time, how long before people and pets can come back in, and we go by it. I'll tell you what to plan for when I write up your estimate.

What causes cold floors in an older house in The Village?

If your house sits on a crawl space, cold floors usually mean outside air is moving under the floor with little or nothing to stop it. We seal the openings and insulate the crawl space based on what I find down there. The city's code lists the termite risk here as moderate to heavy, so we try to leave the foundation where it can still be checked.

Can a house in The Village flood if it's outside a flood zone?

It can. The city's flood ordinance says land outside its special flood hazard areas may still face flooding or flood damage, and work inside those areas needs a Development Permit. For insulation, that's why I look for signs of water in a crawl space before we put anything down there, because insulation over a wet floor just holds the water.
